When do you start doing viewings for the next academic year?

September/October.

How do I arrange a viewing and subsequently secure the property?

To arrange a viewing either email or phone us – you can find our details on the ‘Contact Us’ section. We can discuss the properties available and arrange a convenient time to show you around (with the permission of our current tenants). If you like what you see, the next step is to complete an application form and pay a £100 refundable holding deposit per person (part of the security deposit). We will then hold the property for you whilst we process your applications and take up references. If your application is successful we will draw up the tenancy and guarantor agreements for you to sign and you will then need to pay the balance of your deposit to secure the property. If your application is unsuccessful, we will return the £100 holding deposit.

What fees do you charge?

We don’t charge any administration fees for processing your application or completing the inventory at the beginning and end of your tenancy. You pay a security deposit (see below) and rent. If you lose your keys we charge for their replacement at cost and if you request an amendment to the tenancy we charge £50.

How much is the deposit and how is it protected?

A security deposit of one month’s rent per person is payable by cleared funds to secure the property. £100 of this is due at the application stage and the balance is due when you sign the contract. It is returnable at the end of the tenancy, subject to conditions. We are members of 2 government approved insurance based schemes called the ‘Tenancy Deposit Scheme’ and ‘MyDeposits’. This means that the tenant’s deposit is held by the landlord and the deposit is registered with one of these schemes. We will provide you with a copy of the Deposit Protection Certificate and all relevant information.

How long is the tenancy agreement for?

Our tenancy agreements vary in length. They either start on 16th July, 1st or 8th August. We require access to most properties during the summer to re-decorate, deal with any maintenance issues, clean carpets etc. so that the properties are in tip-top condition by the time term starts.

Are all properties furnished?

Yes. All bedrooms are furnished with a double or single bed, bedside table, desk & chair, chest of drawers and wardrobe. Lounges have sofas / arm chairs and coffee tables. Dining areas have a table & chairs. Kitchens are fully stocked with glasses, crockery, cutlery, utensils, pots & pans as well as a microwave, toaster & kettle. All properties have fridge/freezers, washing machine, iron/ironing board & hoover. Many also have a TV, dishwasher and tumble dryer. If you look at each property there is a list of what’s provided.

Are bills included in the rent?

No. We ask tenants to pay for their own utility bills i.e. gas, electric, water, TV licence & broadband. The only exception in some of our larger houses is unlimited broadband, which is included in the rent. We work with a company called UniHomes who can supply all-inclusive bills for a fixed weekly price per person. Please ask for details.

Do you have any shared houses where I can rent just one room?

Sorry, we don’t rent individual rooms, our properties are let on a group basis with a joint tenancy. You need to decide on your group size first and then refer to the properties available – they range from 1 to 9 bedrooms.

Do I need my own insurance?

We cover the cost of buildings insurance but you will need to arrange contents insurance for your own belongings. The University accommodation office should be able to advise you about this.

What happens if something breaks down?

If you have any maintenance problems during your tenancy then all you need to do is email or phone us to report the fault. We aim to reply to you on the same day and resolve the problem as soon as possible. We have a good reputation for fixing any problems quickly.
