We can discuss the properties available and arrange a convenient time to show you around (with the permission of our current tenants). If you like what you see, the next step is to complete an application form and pay the Admin Fee (see below). We will then hold the property for you whilst we process your applications and take up references. If your application is successful we will draw up the tenancy and guarantor agreements for you to sign and you will then need to pay your deposit to secure the property.
We charge a non-refundable administration fee of £125+VAT per person to cover the cost of taking up references, drawing up the tenancy and guarantor agreements, protecting the deposit, arranging the inventory check-in & check-out etc. It’s a one-off fee and there are no other admin charges payable during the tenancy.
A security deposit of £550 per person is payable by cleared funds to hold the property (unless the monthly rent is higher than £550 in which case the deposit equates to one month’s rent). This is due when you sign the contract and is returnable at the end of the tenancy, subject to conditions. We are members of a government approved insurance based scheme called the ‘Tenancy Deposit Scheme’. This means that the tenant’s deposit is held by the landlord and the deposit is registered with the scheme. We will provide you with a copy of the Deposit Protection Certificate. Our tenancy agreements are for one year, from 1st July to 30th June. During July and August there is a ‘retainer’ period which varies, depending on the property, from 2 weeks to 2 months. We use this time to re-decorate, deal with any maintenance issues, steam-clean carpets etc. so that the properties are in tip-top condition for your arrival. During the ‘retainer’ period you pay a reduced rent – please ask for specific details.
Yes. All bedrooms are furnished with a double or single bed, bedside table, desk & chair, chest of drawers and wardrobe. Lounges have sofas / arm chairs and coffee tables. Dining areas have a table & chairs. Kitchens are fully stocked with glasses, crockery, cutlery, utensils, pots & pans as well as a microwave, toaster & kettle. All properties have fridge/freezers, washing machine, iron/ironing board & hoover. Many also have a TV, dishwasher and tumble dryer. If you look at each property there is a list of what’s provided.
No. We ask tenants to pay for their own utility bills i.e. gas, electric, water, TV licence & broadband. The only exception in some of our higher end houses is unlimited broadband, which is included in the rent. We suggest you budget around £25-£30 per person per month for bills, but it obviously varies depending on the size of the house and the number of tenants.
Sorry, we don’t rent individual rooms, our properties are let on a group basis with a joint tenancy. You need to decide on your group size first and then refer to the properties available – they range from 1 to 9 bedrooms.
We cover the cost of buildings insurance but you will need to arrange contents insurance for your own belongings. The University accommodation office should be able to advise you about this.
If you have any maintenance problems during your tenancy then all you need to do is email or phone us to report the fault. We aim to reply to you on the same day and resolve the problem as soon as possible. Since all our properties are owned by Fresh, we don’t need to get permission from a landlord first, we simply send one of our approved contractors around to fix the fault as soon as possible.
